
Mumbai Pune Growth Corridor
MMRDA as the Special Planning Authority (SPA) encompasses a total of 71 villages in the Panvel and Khalapur Talukas of Raigad District with a total area of 186.72 sq. km. (18,672.67 Ha) and is delineated along the Mumbai-Pune Expressway (MPEW).
The core objective/vision is to transform the area into a "magnet city" that is resilient, offers a high quality of life, and is underpinned by green growth fostering social inclusion and economic competitiveness.
This strategic planning is necessitated by unplanned, haphazard growth and urban sprawl from nearby cities and aims to relieve market demand pressure from major urban centers like Mumbai, Navi Mumbai, and Pune.
An estimated 51.28% (or 95.76 sq.km) of the total area is developable.
The proposed land use allocates the largest shares of this developable area to Residential zones (41.05%) and Industrial zones (19.58%). Due to its strategic location and regional connectivity (MPEW, JNPT, and proximity to Mumbai/Pune), the plan positions the SPA as a ‘logistic, service sector and tourism powered city with knowledge hubs’.
