A massive 1,300-acre business district is being planned around the upcoming Thane high-speed rail (bullet train) station near Dativali. With the bullet train, metro, highways and local rail all converging here, the area is being designed to offer seamless multi-modal connectivity something that even Mumbai’s Bandra Kurla Complex (BKC) currently lacks.

Because of its scale, location and planned infrastructure, the new district is expected to rival and potentially surpass—BKC as a preferred business hub in the Mumbai Metropolitan Region, according to the government officials.

It aims to become a modern and globally competitive commercial centre that attracts companies, offices, talent and investments, transforming the region around Thane.

Rapid development in the Thane–Kalyan region has brought new housing, commercial spaces, and population growth. However, infrastructure hasn’t kept up. Roads, public transport connections, and last-mile connectivity remain patchy.

This becomes a serious concern because a High-Speed Rail (HSR) station is coming up at Dativali. This station area carries significant development potential. It must be explored through planned, phased growth; without scaling up the surrounding infrastructure and land-use, the region cannot fully leverage the benefits of the bullet train network.

To avoid fragmented development, the Thane Municipal Corporation (TMC) has started work on a LAP for roughly 1,300 acres covering parts of both TMC and KDMC.

This LAP is being guided with technical inputs from  Japan International Corporation Agency (JICA), which has experience in station-area urban design across Japan. The goal is to build a mixed-use, multi-modal business district anchored by the Thane bullet train station.
